Membership Criteria

Members are selected from those who:

Show an interest and commitment to Co-op principles and a willingness to participate in Co-op activities and decision making (i.e. Member's meetings, committees, Board, other positions or tasks);

Show an indication of permanency or long-term commitment to the Co-op;

Are likely to be good neighbours and good residents and who will maintain their home (inside and outside) in good condition;

Are in agreement with the B.C. Human Rights Code;

Have a history of financial responsibility (i.e.; past record of paying rent and bills on time)

--provide fully completed application and verification of income forms

--provide proof of income (as required by the Province and by C.M.H.C.);

Have the appropriate household size for the unit and meet the income requirement of the Co-op (i.e. they can afford the Housing Charge or a subsidy is available).

Unit assignment is dependent upon assessment of co-operative involvement and co-operative attitude, confirmation of credit rating and need.

Shares:

Members purchase shares in the Co-operative.

Housing Charges:

Housing charge rates are adjusted from time to time as required to meet the fiscal obligations of the Co-operative.

There is both a minimum and a maximum housing charge for each of the four unit types.

Individual housing charges between the minimum and maximum levels are based on a percentage of gross annual household incomes and are dependent on the availability of subsidy.

We currently base our housing charges on 30% of the gross annual household incomes, with the following maximum and minimum housing charges.

Membership Classes:

There is one Principal Member share per unit. Other adult residents may apply for Associate Member status upon completion of the application form, approval by the Board and payment of a $10.00 non-refundable fee per applicant. Co-operative membership entitles the holder to vote at meetings and run in Board elections.

Other Share Information:

The Co-op is a non-profit organization. On move-out, the original share purchase is returned (less any amounts owed to the Co-operative) and the Co-op then decides who will occupy the unit.

While you reside at Pine Ridge your share purchase forms part of the share capital pool, which is currently invested under full professional management with Odlum Brown Limited. Earnings from the shares are used as directed by membership vote and have included playgrounds, re-landscaping, funding a satellite TV system, providing funds for improvements to member's units, and rebating a portion of member's housing charges.
